FIRST TIME BUYER TIPS
- 1. Be pre-approved by your financial institution so you know how much house you can afford.
- 2. Be aware of closing costs: legal fees, land transfer tax, disbursements, insurance costs.
- 3. If there is no survey, you can purchase Title Insurance,
for less than cost of survey.
- 4. Unless you are a homebuilder, a Home Inspection by
a certified Inspector is money well-spent. Not only does
it tell you what the problems are now, but what may need
to be done in the next few years.
- 5. When viewing a home, run water to check for pressure, try cupboard and closet doors, look for damp or water stains on basement walls. Ask for a Seller's property report.
- 6. Tell your sales person what is most important to you.
i.e. 2 bathrooms, or an insulated workshop, or privacy or near schools etc. This will help to shorten your search.
